Greetings from the Sea-to-Sky!

  • There were 47 sales in June 2020 compared to 27sales in June 2019! 
  • I predicted in my May newsletter that we would see twice as many sales in June 2020 as we did in May (13). The market exceeded my expectations. Some properties were in multiple offers after sitting dormant on the market for 60 + days.
  • The Median Sale price in Whistler is currently $966,500 with 182 sales YTD vs $815,000 in 2019 with 559 total sales.
  • The Median Sale price in Pemberton is currently $562,500 with 52 sales YTD vs $450,950 in 2019 with 138 total sales.
  • Sales volumes is down but buyer’s seem to be making up for lost time.
  • Some buyer’s that were waiting to see how things would transpire during April and May are now deciding to ‘pull the trigger’ on their purchase. I don’t think this pace will last for the duration of the summer.
  • My last 3 buyers were all from the lower mainland. Global News reports: “Some Canadians say coronavirus was the push they needed to leave the city for good”
  • With more people encouraged to work from home, we expect to see the full-time population continue to grow in the S2S.
  • If you are thinking about buying, now is an excellent time to get into the market.
