I hope you all had a great BC Day long weekend with your family and friends. 

Here is what's been happening in the real estate market in July 2024:

  • There were 57 new properties listed for sale on the Whistler Listing System in July, and only 24 posted sales.
  • There were 37 Price Reductions in July.
  • July was the slowest month of the 2024 with $58,662,500 worth of real estate sold. 
  • March was the busiest month of 2024 with $84,460,000 worth of real estate sold. 
  • Dollar sales volume is down 8.86% in July vs June and 30.54% vs March.
  • There are 294 properties for sale in Whistler.
  • There is currently 12.25 months of inventory for sale. 
  • As a general rule, 5 to 6 months of inventory is considered to be a normal or balanced market. Over 6 months of inventory and we have a buyer's market.
  • If you are considering purchasing now is an excellent time to take advantage of the market conditions. 
  • The prime interest rate in Canada was lowered again to 6.7%. This was the 2nd interest rate reduction in 2024. The BoC meets next on September 4, 2024. 
Median Sale Price & Sales Volume - July 2024 
  • The Median Sale Price has increased to $1,531,250 in July. This represents a 3.74% increase from 2023.
  • There has been 260 sales year to date in 2024 vs 278 in the same period of 2023 vs 329 sales in 2022 and 528 sales in 2021!
  • Sales volume has decreased 51% compared to the same period of 2021.
List Price vs Sale Price
  • The Median Asking Price is currently $1,816,500 vs the Median Sale Price of $1,531,250. This represents a 15.7% discount.
